What a project like this involves

A neighborhood is a land planning problem first. How many homes will the acreage carry once the buffers, the drainage and the road network have been considered? Where does the entrance go, given what the existing road will tolerate? What has to be dedicated, and what can be sold?

The answer has to survive the approval process, which means the layout is drawn against a specific locality's subdivision ordinance -- minimum lot sizes, frontage, street geometry, open space -- rather than against a general idea of what a neighborhood looks like. Then the survey work turns the approved plan into recorded lots that can actually be conveyed.

Tell us the parcel and the jurisdiction.
