What a project like this involves

Multi-family work starts with a yield question and ends with a parking question. The zoning permits a density; the parcel, after setbacks, buffers, any floodplain and a stormwater facility that has to go somewhere, permits a different one. The gap between those two numbers is the project's economics, and it is knowable early.

Parking is where multi-family plans usually come apart. The ratio is set by ordinance, the spaces have to fit alongside drive aisles and fire access, and every space is ground that cannot hold a building or absorb water. Resolving parking, stormwater and building footprint together -- rather than in sequence -- is most of the design work.

Tell us the parcel and the jurisdiction.
