What a project like this involves
A subdivision on open, rolling land is planned around what the ground already does: where the water collects, where the entrance can meet the road, and how lots can be arranged so the open space and ponds become the neighborhood's best feature.
Larger lots and open space change the engineering, too. Longer streets, drainage across wider areas and ponds that serve as stormwater facilities all have to be designed, approved and then surveyed into recorded lots.
